- Where the water is actually getting in, not just where it is showing up
- Whether matching material is still available in your colour
- What the repair does to any remaining manufacturer warranty
- What it would cost to replace instead, so you can compare like for like
A good repair visit starts in the attic, not on the roof. Daylight through the deck, wet insulation, and rust tracks down a nail shank all say more than a walk on the shingles.
Leaks rarely start where the stain is. Water travels along the underside of the deck and down a rafter before it drops, which is why a repair that goes straight to the discoloured patch usually fails twice.
Ask directly: how much life is left in the covering? A contractor who will give you a straight number, and say why, is worth more than one who is cheapest.

Then, less dramatically: the autumn offshore winds, which find anything already loose. These winds are not constant, which is the problem. A roof gets nine quiet months and then one night at fifty miles an hour, and whatever was marginal goes.

Does being near the ocean change what goes on the roof?
Considerably. Salt air corrodes anything ferrous, so fasteners, valley metal, vent collars, flashing and gutter hangers should be specified for coastal exposure — stainless or heavy-gauge coated, not plain galvanised. The covering usually outlives the metal holding it down.
It is leaking right now. What do I do?
Contain the water, photograph everything, and get the request in marked as an emergency. A tarp is the right first job. The permanent repair is a separate conversation and a separate price.

Should I repair or replace?
